The basis on which we quote for and carry out work, what we need from you, and the limits of what we can be responsible for.

01About these terms

These terms govern your use of trustconveyancing.ae and the basis on which we discuss and quote for work. By using this website or submitting the enquiry form you accept them.

They are not your engagement contract. Once you instruct us on a specific matter we issue a separate written engagement setting out the scope, the fee and the documents required. Where that engagement and these terms conflict, the engagement prevails.

02Who you are dealing with

Trust Conveyancing is a conveyancing business licensed in Dubai, United Arab Emirates under commercial licence number 914911, at Century 21 Building, Offices 604 and 605, 6th Floor, Abu Baker Al Siddique Street, Deira, Dubai. References to we, us and our mean that business.

03What we do

We manage the administrative and procedural side of Dubai property transactions and the documents that surround them, including:

  • Property transfers, including sales, purchases and mortgaged transactions
  • Gifting transfers between family members
  • Power of Attorney drafting, notarisation and attestation
  • Wills registration for non-Muslim owners
  • Fund management and representation for owners living abroad
  • Bank account opening introductions
  • Golden Visa and investor visa applications
  • Company formation

We are not a law firm and we do not provide legal advice. We are a licensed conveyancing and documentation service. Nothing on this website, and nothing we say in the course of a transaction, creates a lawyer-client relationship or substitutes for advice from a qualified UAE advocate or a tax adviser in your own country.

Where a matter needs legal opinion, litigation or cross-border tax advice, we will tell you and you should take that advice separately.

04Using this website

The content here is general information about our services. It is not advice, it is not an offer, and it may not reflect the most recent change in Dubai Land Department procedure, fee or eligibility rule. Do not act on it without confirming your own position with us first.

You agree not to misuse the site: no attempts to gain unauthorised access, no automated scraping or bulk submission of the form, no interference with its operation, and no use of it for anything unlawful.

05Enquiries, quotations and fees

Submitting the enquiry form starts a conversation. It does not oblige either of us to proceed.

  1. We confirm what your matter needs and quote for our service free of charge.
  2. Our quotation covers our fee only. Government and third-party charges are separate and are payable by you.
  3. Third-party amounts include Dubai Land Department transfer and registration fees, trustee office fees, developer NOC charges, notary and attestation fees, bank charges, translation and typing costs, and visa and medical fees. These are set by those bodies, not by us, and can change without notice.
  4. A quotation is valid for 30 days unless it says otherwise, and assumes the facts you gave us are accurate and complete.
  5. Work begins once you confirm the instruction in writing and any agreed advance payment has cleared.

06What we need from you

To act for you, we need you to:

  • give us accurate, complete and current information, and tell us promptly when something changes
  • provide valid identity and ownership documents, including anything required for know-your-client and anti-money-laundering checks
  • sign and return documents, and attend appointments or grant a Power of Attorney where your presence is required
  • pay our invoices and the third-party amounts when they fall due

We may decline or stop acting where required checks cannot be completed, where documents are withheld, or where continuing would put us in breach of UAE law. We will tell you if that happens.

07Third parties and timelines

Completing a Dubai property matter depends on organisations we do not control, among them the Dubai Land Department and its trustee offices, developers, owners associations, banks, the notary public, the courts, and immigration and identity authorities.

Any timeline we give you is a good-faith estimate based on current practice. It is not a guarantee. We are not responsible for delay, refusal, additional requirement, fee change or procedural change imposed by any of those bodies, nor for the acts or omissions of a counterparty, agent, developer or bank.

08Our liability

We will carry out our services with reasonable skill and care. Beyond that, and to the extent UAE law permits:

  • we are not liable for indirect or consequential loss, nor for loss of profit, loss of opportunity, loss of an intended transaction, or loss caused by currency movement
  • we are not liable for any loss arising from information you gave us that was inaccurate or incomplete, or from your delay in providing documents or funds
  • we are not liable for the failure, insolvency or default of a bank, developer, counterparty or other third party
  • our total liability on any matter is limited to the professional fee you paid us on that matter

Nothing here limits liability for fraud, or for anything that cannot lawfully be limited under UAE law.

09Intellectual property

The name Trust Conveyancing, our logo, and the text, layout, imagery and code of this website belong to us or are used under licence. You may read the site and print pages for your own reference. You may not copy, republish, adapt or use any part of it commercially without our written permission.

10Privacy

How we handle personal information, including what the website records automatically when you submit the enquiry form, is set out in our Privacy Policy. Please read it before submitting the form.

11Changes to these terms

We may update these terms as our services, or the rules that govern them, change. The effective date at the top of this page shows the current version, and the version in force when you instructed us is the one that applies to that matter.

12Governing law

These terms, and any dispute arising from them or from our services, are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. The courts of Dubai have exclusive jurisdiction.

If any provision is found unenforceable, the rest continues to apply.
